Not all water damage is the same. Insurance adjusters and restoration companies classify water damage into three categories based on contamination level. Knowing which category applies to your situation helps you understand the scope of work, the health risks, and why certain materials must be removed rather than dried.

Category 1 (Clean Water): Water from a broken supply line, overflowing sink, or leaking water heater. This water does not pose an immediate health risk if addressed within the first 24 to 48 hours. If it sits longer than 72 hours, it degrades to Category 2.

Category 2 (Gray Water): Water that contains chemical or biological contaminants. Sources include dishwasher or washing machine overflows, toilet overflows with urine but no feces, and sump pump failures. Gray water requires more aggressive extraction, antimicrobial treatment, and removal of porous materials like carpet pad and lower drywall sections. If untreated for 48 hours, it escalates to Category 3.

Category 3 (Black Water): Water from sewage backups, river flooding, or any source that has sat in the structure for more than 5 days. Black water carries bacteria, viruses, and parasites. All porous materials that contacted the water must be removed and disposed of. Hard surfaces must be disinfected. Air scrubbing is required before the space is safe to occupy.

Why water damage hits Chicago homes harder

Clay soil and foundation pressure. Roughly 85 percent of the soil in the Chicago metro area is clay. Clay expands when wet and contracts when dry, putting constant lateral pressure on basement walls.
