SYMPTOMS

Signs you need mold remediation

Mold often grows in places you cannot see: behind drywall, under flooring, inside HVAC ducts, and in crawl spaces. By the time it is visible, the colony has usually spread further than the surface patch you can see.

  1. Musty or earthy smell that will not go away with cleaning
  2. Visible mold growth on walls, ceilings, or around windows
  3. Black, green, or white spots on grout, caulk, or drywall
  4. Recurring allergy symptoms when you are inside the home
  5. Recent water damage that was not professionally dried
  6. Condensation forming regularly on windows or cold surfaces
  7. Peeling or bubbling paint in bathrooms, basements, or kitchens
  8. Soft or crumbling drywall when touched

If any of these sound familiar, call (708) 719-6282. We can usually assess in one visit.

WHY CHOOSE

Why Redefined Restoration for mold remediation

IICRC AMR
Certified

Our technicians hold Applied Microbial Remediation (AMR) certification. We follow the IICRC S520 standard that insurance companies recognize.

Full Containment Protocol

We isolate the affected area with 6-mil poly sheeting and negative air machines before removing a single piece of drywall. No cross-contamination.

Post-Remediation Clearance Testing

After remediation, we coordinate third-party air quality testing to verify spore counts are within normal range before sealing walls.

We Fix
the Source

Mold is a moisture problem. We identify and repair the water source (leak, condensation, drainage issue) so the mold does not return after cleanup.

From Call to Clearance

From Call to Clearance

We follow a structured mold remediation process from inspection through final rebuild:

Inspection and Testing

We inspect visible and hidden areas, take air and surface samples if needed, and identify the moisture source feeding the growth.

Containment

We seal the affected area with poly sheeting, set up negative air machines with HEPA filtration, and establish a decontamination zone.

Removal and Treatment

We remove mold-contaminated materials including drywall, insulation, and carpet, HEPA vacuum all surfaces, and apply antimicrobial treatment to framing and subfloor.

Clearance and Rebuild

A third-party lab verifies air quality is within normal range. Then we rebuild with new drywall, insulation, flooring, and paint to pre-loss condition.

Mold remediation services we offer in Chicagoland

Chicago’s location on Lake Michigan creates consistently high humidity levels, especially from May through October. After a water event, that ambient moisture slows natural drying and gives mold a head start.

The 24-to-48-hour window. Mold spores are always present in indoor air. They need three things to grow: moisture, an organic food source (like drywall paper, wood, or carpet), and time. In controlled conditions, colonies can establish within 24 to 48 hours on wet surfaces. In a humid Chicago basement with poor ventilation, that window is even shorter.

Basements are the highest-risk area. About 85 percent of the soil in the Chicago metro is clay. Clay holds moisture against basement walls, and the 42-inch frost line means freeze-thaw cycles crack foundations every winter. Those cracks let moisture in, and basements with inadequate drainage or failed sump pumps become ideal environments for mold.

Hidden mold is the real problem. Surface mold you can see is often the edge of a larger colony growing behind drywall, under flooring, or inside wall cavities. A professional inspection with moisture meters and air sampling identifies the full extent of the problem before remediation begins.

Mold remediation services we offer in Chicagoland

  • Mold inspection and air quality testing. Visual inspection, moisture mapping, air and surface sampling sent to an accredited lab for species identification and spore count.
  • Containment and negative air. Poly sheeting barriers and HEPA-filtered negative air machines prevent spores from spreading to unaffected areas during removal.
  • Mold removal and demolition. Contaminated drywall, insulation, carpet, and other porous materials are removed, double-bagged, and disposed of per EPA guidelines.
  • HEPA vacuuming and surface treatment. All exposed framing, subfloor, and hard surfaces are HEPA vacuumed and treated with EPA-registered antimicrobial agents.
  • Moisture source repair. We identify and fix the leak, drainage issue, or condensation problem that caused the mold. Without fixing the source, mold returns.
  • Post-remediation verification. Third-party clearance testing confirms air quality is within normal range before we seal walls and begin reconstruction.
  • Reconstruction. New drywall, insulation, flooring, trim, and paint to return the area to pre-loss condition.
  • Insurance coordination. Documentation, Xactimate scope, adjuster communication, and direct billing for covered mold claims.

Frequently Asked Questions

How much does mold remediation cost in Chicago? +

Cost depends on the size of the affected area, the type of materials contaminated, and whether the mold is in an accessible location or hidden behind walls. A small bathroom mold problem is a different scope than a full basement with mold behind drywall on three walls. Every job starts with a free inspection and written estimate.

How long does mold remediation take? +

Most residential mold jobs take 3 to 7 days for containment, removal, and treatment. Add 2 to 5 days for post-remediation clearance testing and another 1 to 2 weeks if reconstruction is needed. Your project manager provides a timeline during the initial assessment.

Does homeowners insurance cover mold remediation? +

It depends on the cause. If mold resulted from a covered water damage event (burst pipe, appliance failure), your policy typically covers the remediation. If mold is due to long-term maintenance neglect (chronic humidity, ongoing leak you knew about), it may not be covered. We document the cause and work with your adjuster to maximize your covered scope.

Is mold dangerous to my health? +

Mold produces allergens and, in some species, mycotoxins that can trigger respiratory symptoms, allergic reactions, and irritation of the eyes, skin, and throat. People with asthma, allergies, or compromised immune systems are at higher risk. The EPA recommends professional remediation for any mold-affected area larger than 10 square feet.

Can I remove mold myself? +

For very small surface areas (under 10 square feet on a non-porous surface), the EPA says homeowner cleanup with proper PPE may be sufficient. For anything larger, behind walls, on porous materials, or if you have health concerns, professional remediation with containment and clearance testing is the recommended approach.

How do you prevent mold from coming back? +

We fix the moisture source. Mold cannot grow without water. Whether the issue is a plumbing leak, poor drainage, insufficient ventilation, or a cracked foundation, we identify and repair it as part of the remediation scope. We also recommend dehumidifier settings and ventilation improvements specific to your home.

Are your technicians certified for mold work? +

Yes. Our technicians hold IICRC Applied Microbial Remediation (AMR) certification and follow the IICRC S520 standard. Redefined Restoration holds Illinois License #70156933 and carries general liability and workers' compensation on every job.

What is post-remediation verification (PRV)? +

After we complete the removal and treatment, a third-party lab collects air and surface samples from the remediated area and compares them against outdoor baseline readings. If spore counts are within normal range, the area passes clearance and we can seal walls and begin reconstruction. If counts are elevated, we re-treat before proceeding.

How do I know if I have mold or just mildew? +

Mildew is a surface-level growth that typically appears as a flat, powdery white or gray patch on shower tiles or window sills. It wipes off easily. Mold penetrates porous materials, appears fuzzy or raised, and comes in black, green, white, or orange colors. If the growth returns after cleaning or is on drywall, wood, or carpet, it is likely mold and should be professionally assessed.

Can mold grow behind walls where I cannot see it? +

Yes. Mold commonly grows on the backside of drywall, on wall studs, under flooring, and inside HVAC ducts. A musty smell with no visible source is a strong indicator of hidden mold. Moisture meters and thermal imaging can detect elevated moisture in wall cavities, and air sampling can confirm elevated spore counts even when no mold is visible.
